How Much Does It Cost To Rent A Small Office Space In Mequon?

If you are a small business owner in Mequon or anywhere in Ozaukee County, you may be wondering what it would cost to lease office space near you?  There are many factors that go into the lease rate of an office space and this blog will describe those factors, and give you an idea of what you can expect to pay for an office space in your area.

The key criteria for any office space is square footage.  How much space will you need?  To simplify, we will assume you need a single space, and most single office spaces range from about 140 sq ft up to 360 sq ft.  Let’s choose a mid-size office, say 225 sq ft, where you will have enough space for a desk, filing cabinets, book shelves and comfortable client chairs or small sofa.  This office space will range in price from $262/month up to $375/month. 

Why the difference in price?  There are many factors to consider which we list below:

Age and condition of building: 

Simply stated, newer, more modern buildings garner higher lease rates as they appeal to more tenants who prefer the contemporary esthetic.  Also, newer buildings are fully ADA (Americans with Disabilities Act) compliant, which is especially important if you have older clients, or clients in wheelchairs, or other ambulatory challenges.

Building level: 

Offices on the first floor are typically more desirable than offices on higher floors, whether there is an elevator in the building or not.  Tenants prefer the ease of access not only for themselves (think moving large desks and furniture in), but also for their clients who come to see them in their office. For this reason, offices located on the first floor generally garner higher lease rates than those on higher floors.

Window vs interior office: 

Offices with windows are generally preferred over interior offices with no windows, for obvious reasons, giving them higher lease rates.

Access to water in suite: 

Offices with water in-suite are preferred, especially by tenants who provide personal services such as estheticians, make-up artists, nail technicians, or massage therapists, hence they will lease at a higher rate.

Utilities, common usage area fees, and in suite cleaning: 

If your lease rate includes all or some of these, expect to pay more for the given square footage as these costs need to be covered somehow, either by the landlord or by you the tenant.  MB OfficeSpace includes utilities, and common usage area fees in all our lease rates.  The only extra expense that our tenants are responsible for is phone/internet, and they choose their provider and band width per their specific business requirements.  As of December of 2024, a starting rate for phone/internet is around $69/month through our local cable provider, but tenants can choose to go with their mobile phone provider, Starlink, or any other internet provider.

So returning to our original example, a 225 sq ft office space….if it is located in a newer building, on first floor with window, and includes utilities and other amenities, you will be paying around $375/month plus phone/internet.  If, however, you can live with an office on the second floor, in an older building with no elevator, and no window, you can expect this same 225 sq ft space to lease closer to the $262 price range plus phone/internet.  And similar office spaces with some but not all amenities will lease for somewhere in the middle.
